Your Goals and Objectives
As a “For Sale by Owner,” (FSBO) your main goal is to sell your home closest to its full market value. You may achieve this by setting some objectives. Although there is no perfect recipe for selling your home, the following objectives are useful in determining key factors involved during the selling process. Therefore, we will limit ourselves in providing you with a small list of objectives that you may want to consider.
What is the expected timeframe for your home to be sold?
Set a minimum and maximum price range by which you are likely to sell your property
Cost saving in commission fees
The expected time you set and the time it took for your home to sell are two variables that are not necessarily in sync. This is due to the different extrinsic and intrinsic factors affecting time and real estate market. For instance, your projected time for your home to sell is 3 months; however, it took 24-48 hours to sell your home. Conversely, it might be that your home stayed on the market a bit longer than your projected timeframe.
We will briefly explain how you can set reasonable prices for your home. The maximum price by which you want to sell your home is tied to the Real Estate Market value. Homeowners usually have a ballpark estimation of what their home’s market value is. However, sometimes these estimates are not correct. Therefore, you should consider investing in an Appraisal or a Comparative Market Analysis (CMA). Please, understand that in Florida and other states, these home estimates are not equivalent. Moreover, only State Certified Agents may do Appraisals and only they can call it an Appraisal. Note that when investing in home value estimations neither Appraisals nor CMA are not perfect science but an art. So don’t expect to see a fancy formula being punched into “a calculator or real estate software” and expect the perfect selling price of your home.
Please note that you may request a second opinion by another State Certified Appraiser and pick the best selling price or the one that represents the best option for selling your home. The minimum price is determined by the lowest amount possible you are willing to sell your home for. Deciding this is sometimes a very difficult aspect of the selling process because most homeowners believe their homes are worth more than the minimum price. Therefore, set a minimum realistic price and evaluate if this price best represents your interest.
